Thus, this phase is not certified, and residents can live there as in any other apartment or condo building. “Anyone aged 50 and over who would like to enjoy a social lifestyle and use the common areas, can come and live in our phase 3 without having to follow the rules issued by the CISSSO regarding PSRs. LD phase 3 a big firstSince last March, the COVID-19 pandemic has changed our lifestyles. This reality led the Katasa Group to expand its offer by changing the vocation of the District’s new phase 3 in the Aylmer sector by responding positively to its new autonomous tenants’ demands aged 50 and over.

“The idea came from our first phase 3 tenants who wanted to live in an apartment without health care and without the restrictions issued by the CISSSO, says Katherine Chowieri, head of planning, marketing, and finance at the Katasa Group. They feel that they are too young at the moment for such services. As a result, they also pay less for their apartment. If the situation changes, we will be able to meet their needs since the first two phases of the District are certified PSRs by the government. In this way, the District provides its residents with progressive services.”

PHASE 3 OF THE DISTRICT RESPONDS TO A NEW NEED

For the Katasa Group, it is the first non-PSR-certified building among its seniors’ residences. “We are adapting to the market, adds Katherine Chowieri. These new autonomous tenants feel too young to be in a residence, but they also want an active lifestyle with access to all common areas in all three phases of the District. The response from our tenants is meaningful and we will follow the market for the next phases that will be built at the District.”

Phase 3 tenants thus have access to the infrastructures and activities of all three phases of the District, such as the indoor and outdoor pools, the fitness room, yoga and aquafitness classes, the pharmacy, the billiard room, barbecues, a dance held dinners, a cinema, and terraces. The à la carte restaurant Le Bistro is also open to all residents as well as the general public. A meal package is also available for new phase 3 tenants.

“The construction quality of phase 3 is the same as the two previous phases, with the same decor and high-quality building materials. In short, the only difference between phase 3 and the other two phases of the District is the absence of nurses and orderly. It is like a condo with access to sought-after common areas and a social life that is very dynamic at the District. We maintain a sense of sharing and community,” says Managing Director Martin Deschênes.

Located on the Outaouais river in the Terrace-Lakeview neighborhood of Gatineau’s Aylmer area, the complex opened in 2017. Since then, two more phases have been built and two more are on the drawing board.

“It is an enchanting, multi-acre private site that is close to the city and partly in nature with a view of the river,” says  Martin Deschênes, General Manager. This creates an exceptional atmosphere at the resident for independent and semi-autonomous seniors.”

A LIVELY COMPEX

Sporting activities and social gatherings are varied and meet our residents’ needs. A private trainer offers yoga, Zumba, stretching, chair Tabata training, and exercises to improve tone, cardio, and stability.

A bike path, walking trails, and several golf courses are all within easy reach of the complex.

Among the popular social activities, there are monthly activities, such as dinner dances and Happy Hour evenings with musicians. Residents have also set up activities that involve hands-on skills, such as the Knitters Club, or writing, such as the quarterly Info-District newsletter.

We have a fresh menu with a good variety of dishes, such as salmon, pork chops, lamb and poultry, in addition to occasional themed meals and typical menus of Quebec.”

DURING COVID-19

While waiting for the COVID-19 health crisis to be behind us, the District is deploying a great deal of energy to adapt certain activities in compliance with the Quebec government’s health standards.

“We started using the indoor pool again,” says Mr. Deschênes. People can book a 45-minute session alone or as a couple. They must not be in the presence of other residents during this activity. With the CISSSO’s (the integrated health and social services center of Outaouais) instructions, we would like to hold indoor activities such as Petanque and sandbag toss. We would also like to hold certain fitness classes in our large indoor room while respecting social distancing.”

AN ALL INCLUSIVE

The District presents itself to residents as an all-inclusive. All costs are included in the rental, such as air conditioning and central heating, electricity, cable, and telephone. As well as housekeeping once a week, outdoor parking, twice-daily medication dispensing, handyman assistance for the new residents’ move-in, and the assistance of a nurse and orderly who are also included in the package!

Not to mention all modern facilities and spacious common areas for sporting and social activities. In fact, you feel on a vacation year-round!

“There are no surprises for our residents,” says Mr. Deschênes. They have access to modern facilities and quality service. Our goal is to exceed the expectations of our residents. It was in the 1980s that the Katasa Group took shape. The name of the company, chosen by its founder, Sam Chowieri, is made up of the first two letters of his daughters who, today, are Katasa Group’s managers: KAtherine, TAnya and SAmantha!

From an early age, the three sisters were actively involved in the family business, whether it was accompanying their father on his visits to the Résidence de l’Île, sharing the traditional Christmas dinner with the residents, serving at the tables, or playing the role of messengers. In the summer, they spent a lot of time at the residence: nothing better to learn the ropes of the trade!
